Butters and Bristol Group break ground on a new 275,000 SF industrial project.

 

Deerfield, February 20, 2018,  In what is poised to be the largest new master planned business park in Broward County, Florida since 2011, a joint venture between Butters Construction and Development and San Francisco-based Bristol Group has broken ground on two new industrial buildings at Hillsboro Technology Center in Deerfield Beach, FL. The new buildings, known as Building E and Building F, total 275,000 square feet and will provide warehouse users with up to 32’ clear height, 55’ column spacing, 180’ wide truck courts, and a minimum of four docks per unit. The buildings can be demised down to 15,000 square foot units and will provide users with attractive features such as ESFR sprinklers, high impact glass, motion activated T5 warehouse lighting and ample parking.

This location, at a four-way interchange along I-95, will attract a large variety of tenants looking for a modern facility to strategically service the entire South Florida market. The location provides ease of access to the tri-counties via I-95 and is the only set of new industrial buildings at an I-95 interchange in South Florida.” Said Malcolm Butters, President of Butters Construction and Development.

 

The two new buildings are slated to be ready for occupancy in October 2018.  At completion, the entire business park will total approximately 900,000 square feet and will feature six state-of-the-art Class A warehouse distribution facilities, as well as Marriott Fairfield Inn & Suites hotel and an office building which will also house a day care center serving the park. The business park is expected to be completed by 2020.

 

David Williams, Managing Director and head of industrial acquisitions for Bristol Group in South Florida states “the site’s strategic location two miles south of Boca Raton on the county line of Broward and Palm Beach counties has attracted tenants migrating out of more expensive and older in-fill markets. They realize they don’t have to travel very far to get incredible high-image industrial space and still save a lot in rent. Thus, tenants can have the best of both worlds – a highly efficient modern facility at a much lower operating cost.”

 

Construction on the 75 acre Hillsboro Technology Center is now almost 50% complete. Bristol Group and Butters have already completed 260,000 square feet of Class A industrial product, as well as a brand new 90,000 square foot two-story office building, at the project. Hillsboro Technology Center is currently 95% leased with tenants such as UPS, The Learning Experience, Empire Today, ShipMonk and Rhino Paper.

 

The Hillsboro Technology Center is expected to create as many as 3,500 construction jobs and host about 1,500 permanent jobs upon completion.
